Charlotte Home Prices Hold Steady Heading Into Summer 2026
The Charlotte metro median sale price ticked up 2.1% year-over-year in May — a slower climb than the past two summers, signaling a more balanced market for incoming buyers.

A cooler — but not cold — Charlotte market
The Canopy MLS May report shows the Charlotte metro median sale price rose to $408,500, a 2.1% year-over-year gain. That's a meaningful shift from the 7–9% annual jumps buyers saw in 2023 and 2024.
What's driving the slowdown
- Inventory is up 18% YoY — buyers finally have choices again.
- Days on market climbed to 28, up from 19 last spring.
- Price reductions appeared on 32% of active listings in May, the highest share since 2019.
What it means if you're relocating
For newcomers landing in Charlotte this summer, the takeaway is simple: you'll see more inventory, more time to decide, and more room to negotiate than at any point in the last three years.
"This is the most negotiable Charlotte market we've seen since the pandemic. Buyers who lost out in 2022 are finally getting offers accepted on the first try."
That said — the strongest neighborhoods (Myers Park, Dilworth, SouthPark, Ballantyne) are still moving in under 14 days at or above list. Bring your A-game in the core neighborhoods, and use the extra leverage where you can find it.
Bottom line
The Charlotte market isn't crashing. It's normalizing. For relocating buyers, that's good news.
