How relocating buyers are handling higher rates
- Ask about builder incentives. Many new-construction communities around Charlotte offer rate buydowns or closing-cost credits through their preferred lenders. See our new construction guide.
- Use the extra time to negotiate. Homes in the Charlotte region averaged 55 days on market in August, up from 47 a year ago. Sellers are more open to paying closing costs or a temporary buydown than they were in 2023 and 2024.
- Compare a 15-year loan if you're bringing equity from a higher-cost city. The rate is about 0.7 points lower.
- Check down payment assistance. North Carolina has programs for first-time and moderate-income buyers. See our down payment assistance guide.
