Townhomes and Condos Are Charlotte's Most Affordable Way In Right Now
In August 2026 the median Charlotte-region townhome sold for $350,000 and the median condo for $292,000, versus $420,000 for a single-family home, and attached inventory is growing fastest.
The price gap
Canopy MLS's August 2026 report for the Charlotte region:
- Single-family home: median $420,000 (up 2.4% from last year) · 3.5 months of supply
- Townhome: median $350,000 (down 0.8%) · 4.4 months of supply
- Condo: median $292,000 (down 4.1%) · 5.8 months of supply
A median townhome costs about $70,000 less than a median single-family home, and a median condo about $128,000 less.
More choice, too
Attached homes are where inventory is growing fastest. From a year earlier, townhome inventory is up 20.2% and condo inventory is up 16.6%, compared with 4.3% for single-family homes. At 5.8 months of supply, condos are close to what's usually considered a balanced market, which gives buyers real room to negotiate.
Renting vs. buying
The average monthly lease price in Canopy MLS rental data was $2,109 in August, down 1.8% from a year ago. For comparison, principal and interest on a $350,000 townhome with 20% down at October's 7.40% rate is about $1,939 a month, before taxes, insurance and HOA dues. Those extra costs often close the gap with renting, so compare your total monthly cost before deciding. See our rent-first-or-buy guide.
Things to check before buying a townhome or condo
- HOA dues and what they cover. Exterior maintenance, roofs and insurance vary a lot between communities. Look up a community in our HOA database.
- Rental rules. Some HOAs cap or ban rentals, which matters if you might rent the home out later.
- Special assessments and reserves. Ask for the HOA's budget and reserve study.
- Condo financing. Some lenders have extra requirements for condo buildings, so get pre-approved early.
"For buyers looking for a more affordable entry point, the supply of townhomes and condos continues to create additional options." — Joan B. Goode, president of Canopy Realtor® Association/Canopy MLS
