Costs, taxes & the SC border advantage

Mecklenburg property tax sits around 0.98% of assessed value — meaningfully lower than the high-tax cities most buyers relocate from. Homeowner's insurance typically runs around 0.5% of home value per year, and HOA dues apply in many newer communities.

The South Carolina advantage. Just across the SC border, Indian Land, Tega Cay, and Fort Mill offer lower SC income tax, top-rated Fort Mill schools, and 18–25 minute commutes back into Charlotte. For buyers in the right income bracket — especially remote workers or retirees — the SC side can be one of the highest-leverage decisions in the entire metro.
